Requesting Repairs

Tenant shall not make repairs without prior consent of Owner/Manager. Tenant shall pay reasonable charges (including normal wear and tear) for the repair of/or damage to the Premises or common areas caused by the negligence or willful acts of Tenant, members of Tenant’s household, or guests. Excessive damage to the Premises by Tenant, members of Tenant’s household, or guests shall be grounds for Owner/Manager to evict Tenant. Tenants ARE REQUIRED to submit ALL REPAIR REQUESTS IN WRITING to the Owner/Manager. For all emergency items, Tenants are required to call all available contact numbers of the Owner/Manager, in addition to submitting in writing the said issue within 24 hours of event to the Owner/Manager. Our written notes on Tenants oral request do not constitute a written request from Tenant.
Tenant shall:
a. Be responsible to pay all utilities in a timely fashion.
b. Change furnace filters on a monthly basis to help maintain the furnace and/or A/C units.
c. Pay for any damage to the Premises or to the appliances or fixtures therein, caused by negligence of Tenant or any member of Lessee’s family or a guest (damage due to ordinary and reasonable wear and tear excepted).
d. Refrain from acts or practices which create noise that unreasonably disturbs the neighbors.
e. Abide by governmental laws and regulations regarding care and occupancy of the leased Premises.
f. Notify Owner/Manager immediately of any problem, which may occur. Further, should Tenant be away from the Premises for any length of time, Owner/Manager shall be notified so that the Premises can be checked during their absence. If such absence should occur during the winter months, Tenant agrees to keep sufficient heat to protect the pipes from freezing.
g. Not do any interior or exterior painting or changes without the prior written consent of Owner/Manager having been obtained.
h. Not keep any animal or pet unless it has been agreed to by Owner/Manager and only in accordance with the conditions of this Lease and all other rules and regulations as determined by Owner/Manager.
